WorkSafeBC(BC 省相當於 WCB)為因工受傷的工人提供醫療費用、復健費用和工資補償。
Without builder's risk coverage, if a fire breaks out while your kitchen renovation | Cabinet Refinishing | Pre-Sale Renovation Advice is half-complete, you may be left with a partially demolished home and no coverage for the materials already installed or the construction materials waiting on site.
您可以在consumerprotectionbc.ca 上驗證承包商的註冊情況。

Metro Vancouver homeowners increasingly include a heat pump HVAC upgrade in their renovation plans — these systems provide efficient heating and cooling year-round, and qualify for BC Hydro and CleanBC rebate programs.
For homeowners planning long-term or accommodating family members with mobility needs, accessible bathroom renovations — including grab bars, curbless showers, and slip-resistant flooring — are a smart addition to any major renovation project.
If you live in a strata property (condo or townhouse), review BC's strata renovation rules before starting work — many projects require strata council approval and must follow specific noise, hour, and contractor requirements.
Frequently Asked Questions
What insurance does a renovation contractor need in BC?
In British Columbia, renovation contractors should carry at minimum: (1) Commercial General Liability (CGL) insurance — $2M minimum for residential; $5M recommended and often required for strata/commercial projects. Protects you if the contractor damages your home or causes injury; (2) WCB (WorkSafeBC) coverage — mandatory for contractors with employees; protects against liability if a worker is injured on your site. Request a WCB clearance letter (clearanceletter.worksafebc.com) — it shows the contractor is in good standing; (3) Tools and equipment insurance — covers contractor's own tools; doesn't affect your claim but signals a professional operation. Reno Stars carries $5M CGL and active WCB coverage.
Does my home insurance cover renovation damage in BC?
Standard home insurance policies in BC have limited coverage for renovation damage. Most policies: DO cover accidental damage by the contractor (e.g., water pipe break) up to your policy limits; may NOT cover damage if the work was unpermitted (check your policy for "course of construction" exclusions); may REQUIRE you to notify your insurer before major renovations begin — failure to notify can void coverage. For major renovations ($50,000+), consider a Builder's Risk insurance policy (also called "course of construction" insurance) — $300–$800/year — covers materials, labour, and renovation-related damage during construction. Ask your broker.
What is Builder's Risk insurance and do I need it for my Vancouver renovation?
Builder's Risk insurance (course of construction insurance) covers: materials on-site before installation, theft of materials and tools, fire or water damage during construction, and collapse or subsidence during building. For Vancouver renovations, it's recommended when: (1) construction value exceeds $50,000; (2) the home will be unoccupied during construction (standard home insurance may not cover unoccupied homes for more than 30–60 days); (3) significant structural work is involved. Cost: $300–$1,200/year depending on construction value. Reno Stars carries its own CGL but recommends clients obtain Builder's Risk for whole-house renovations — we can connect you with specialist brokers.
Am I liable if a contractor is injured at my Vancouver home?
In BC, if your contractor carries active WCB (WorkSafeBC) coverage, you are protected — WCB provides injury benefits to the workers and shields you from direct claims. If the contractor does NOT have WCB coverage, you could be liable for injury claims under BC tort law. Always verify WCB coverage with a clearance letter before any work begins. For subcontractors the contractor hires, the same applies — your contractor should be responsible for their subs' WCB. Personal service contracts (handymen, unlicensed individuals) are not covered by WCB — you assume liability for their injuries on your property.
What warranties are required by BC law for home renovations?
Under BC's Homeowner Protection Act and Residential Construction Performance Guidelines, newly built homes have mandatory warranty requirements, but there is no equivalent mandated warranty for renovations. However, Consumer Protection BC regulations require that contracts be clear about any warranty terms offered. Industry standard for Metro Vancouver renovation contractors: 1-year workmanship warranty, 2-year systems warranty (mechanical, electrical, plumbing), 5-year structural warranty. Older Metro Vancouver homes may also need our Poly-B Pipe Replacement service to eliminate unsafe plastic piping. Reno Stars offers a 3-year workmanship warranty on all completed projects — one of the strongest in Metro Vancouver. Get any warranty in writing, as verbal warranties are difficult to enforce.

What BC warranty covers new home renovation workmanship and what are the limits?
BC's Homeowner Protection Act requires licensed residential builders to provide statutory warranty coverage on renovation projects over $10,000: 2-year warranty on labour and materials defects. 5-year warranty on building envelope defects (waterproofing, rain penetration, cladding). 10-year warranty on structural defects. These warranties are required by law — a contractor cannot waive them by contract. For defects covered by warranty, the homeowner files with the contractor first. If unresolved within 15 days, they can register a warranty claim through the BC Housing Warranty Registry or pursue the Civil Resolution Tribunal (under $35,000).
