Most Vancouver homeowners hire a renovation contractor based on a low quote and a friendly conversation. That approach leaves tens of thousands of dollars on the table — and can turn a planned renovation into a legal dispute. Here is what to check, what to ask, and what to avoid before signing any renovation contract in Metro Vancouver in 2026.

A Vancouver kitchen renovation that goes wrong costs more to fix than it would have cost to do right the first time. Choosing the right renovation contractor is the single most important decision you make before any work begins — and most homeowners do not know what to look for beyond a low quote and a business card.

A renovation contractor coordinates every trade required to complete your project — demolition crews, plumbers, electricians, tilers, cabinetry installers, and finish painters. In Metro Vancouver, the contractor also pulls permits (City of Vancouver, City of Surrey, City of Burnaby, and other municipalities each have their own processes), manages the inspection schedule, and is legally responsible for the site.

What a contractor does not do is work alone. Any contractor who tells you they will handle everything themselves and does not mention licensed trade sub-contractors is either not licensed or planning to use unlicensed labour to save money. Both are problems.

What to Verify Before Signing Any Contract

These five checks take 10 minutes and can save you $20,000 or more. Do them before you sign anything.

1. Valid BC Contractor Licence

Every renovation contractor in British Columbia must hold a valid licence from Consumer Protection BC. Search by company name or contractor name at consumerprotectionbc.ca. You are looking for an RCS (Residential Builder) licence or an RBO (Residential Builder-Owner) licence if the owner is acting as their own contractor.

Do not accept a verbal claim. Ask for the number and verify it yourself in real time. An expired licence or a licence that does not match the company name on the contract is a disqualifier.

2. Commercial General Liability Insurance of at Least $5 Million

Ask for a certificate of insurance and call the broker to confirm the policy is active. $5 million is the minimum for a renovation of any meaningful scope in Vancouver. Less than $5 million leaves you exposed — if a contractors worker is injured on your property and the policy is inadequate, your homeowners insurance may not cover the gap.

3. WorkSafeBC Coverage

Ask for the WorkSafeBC account number and verify it at worksafebc.com. Using an uninsured contractor in BC means you can be held liable for workplace injuries on your property. This is a legal exposure, not a theoretical risk.

4. References from Completed Projects in 2025 or 2026

Ask for three references from projects completed in the last 12 months, in the same city or neighbourhood as your project. Call them. Ask whether the contractor finished on schedule, stayed within budget, and responded to callbacks after the work was done. A contractor with no recent references in your municipality has not been working there recently.

5. A Detailed Written Scope and Fixed-Price Contract

Never sign a contract that describes the work in vague terms like kitchen renovation or bathroom update. A proper contract names specific materials, specific quantities, and specific trade scopes. A fixed price protects you from add-ons that were not in the original quote. If a contractor refuses to put the scope in writing before signing, do not hire them.

Red Flags in Vancouver Renovation Quotes

What a Vancouver Renovation Contract Should Include

A proper renovation contract in British Columbia should contain all of the following. If any of these items are missing, do not sign.

  • Full legal names of both parties and the company registration number
  • Complete description of the work, including materials, brands, and model numbers where applicable
  • Start date and scheduled completion date (with a clause for weather delays, which are common in Vancouver)
