Vancouver Condo Renovation Strata Guide: Rules, Noise Limits & Approval Process (2026)

Renovating a condo in Vancouver requires more than just hiring a contractor — you must navigate your building's Strata bylaws and obtain Strata Council approval before work begins. This guide covers everything condo owners need to know about the strata renovation process in Metro Vancouver.

What Requires Strata Approval?

Most renovation work inside your condo unit requires written Strata Council approval. Specifically:

Always requires approval:

  • Any plumbing changes (moving pipes, adding fixtures)
  • Electrical panel upgrades or new circuits
  • Flooring replacement (due to noise impact on units below)
  • Kitchen or bathroom gut renovations
  • Wall removal or modification (even non-structural)
  • HVAC changes

Usually does not require approval:

  • Painting walls within your unit
  • Replacing light fixtures (same location, no new wiring)
  • Replacing faucets or shower heads (no pipe changes)
  • Minor cosmetic updates (cabinet hardware, shelving)

Check your building's specific bylaws — each strata corporation may have different rules.

The Strata Approval Process

  1. Submit a written alteration request to your Strata Council or property manager. Include:

    • Detailed scope of work
    • Contractor name and contact information
    • Proof of contractor insurance (minimum $2M general liability)
    • Proposed start and end dates
    • Engineering drawings (if structural work is involved)
  2. Wait for approval — Strata Councils typically take 2–4 weeks to review requests. Some buildings have a committee that reviews renovation requests monthly.

  3. Post the required deposit — Most strata corporations require a refundable renovation deposit ($500–$2,000) to cover potential damage to common property (hallways, elevators, lobbies).

  4. Book elevator access — For material delivery and debris removal, you will need to book the freight elevator. This typically needs to be done 1–2 weeks in advance.

  5. Post notice to neighbours — Some buildings require you to notify adjacent units before starting noisy work.

Noise and Construction Hour Restrictions

Metro Vancouver condo buildings typically restrict construction to:

  • Monday to Friday: 8:00 AM – 5:00 PM (some buildings allow until 6:00 PM)
  • Saturday: 10:00 AM – 4:00 PM (many buildings prohibit Saturday work entirely)
  • Sunday and holidays: No construction permitted

Noise-generating work (demolition, drilling, hammering, power tools) is usually limited to a subset of these hours. Your strata bylaws will specify exact times.

Insurance Requirements

Before starting a condo renovation, ensure:

  1. Your contractor carries general liability insurance (minimum $2M, some buildings require $5M)
  2. Your contractor has WorkSafe BC coverage
  3. Your own condo insurance is up to date and covers renovation work (some policies have exclusions)
  4. The strata corporation is listed as an additional insured on your contractor's policy (some buildings require this)

Common Condo Renovation Challenges

Plumbing stack limitations: In high-rise buildings, your bathroom and kitchen locations are largely fixed by the plumbing stack. Relocating a toilet or sink to a different wall may require extensive (and expensive) plumbing work.

Structural walls: Many walls in condos — especially between units — are structural or contain fire-rated assemblies that cannot be removed. Always get an engineering assessment before planning to remove any wall.

Sound transmission: Flooring is the biggest noise concern. Most strata buildings require a minimum STC (Sound Transmission Class) rating for new flooring. LVP with acoustic underlay or engineered hardwood with approved underlayment are the safest choices.
