What Drives Cost in Coquitlam

Property type mix: Coquitlam has one of the widest property mixes in Metro Vancouver — condo towers in Austin Heights, strata townhouses in Westwood Plateau, detached homes in Eagle Ridge, and 1960s character homes in Maillardville. Each type has different cost drivers and complexity.

Poly-B plumbing: Homes built between 1978 and 1995 — which covers most of Maillardville, Eagle Ridge, and Ranch Park — frequently have Poly-B (polybutylene) supply lines. Strata requirements: Westwood Plateau and Burke Mountain condos and townhouses require strata council approval before work starts.   • Primary ensuite upgrade: add curbless walk-in shower, replace soaker tub, install frameless glass and heated floors ($25,000–$40,000)
  • Main bathroom modernization: LVP flooring, new vanity, quartz top, updated tile ($14,000–$22,000)
  • Powder room refresh: floating vanity, vessel sink, accent tile ($8,000–$12,000)

Poly-B is rare in Burke Mountain (post-2005 builds used PEX or copper), but check with your plumber — some 2005–2010 townhouses used Poly-B for supply lines.

Westwood Plateau (Strata Condos and Townhouses, 1992–2010)

Westwood Plateau is Coquitlam's largest master-planned community — a mix of wood-frame condos and townhouses that were built through the 1990s and 2000s. Bathrooms here are 25–35 years old and are the single most common renovation request we receive in this neighbourhood.

Westwood Plateau strata process:

  1. Request strata's standard alteration agreement form
  2. Submit project scope, waterproofing specification, and our $5M CGL certificate
  3. Wait for strata council approval (typically at the next monthly meeting — 2–6 weeks)
  4. Pull City of Coquitlam permit (concurrent with strata process where possible)
  5. Begin work — maintain noise curfew hours in the strata bylaws

What Westwood Plateau stratas typically require:

  • Schluter Kerdi or equivalent waterproofing membrane on all shower walls and pan (not just tile-board)
  • Tile backer board (cement board or Schluter) rather than green board
  • Flood pan under washing machine if laundry is in-suite
  • Written confirmation of plumber's WCB coverage

Homes from the 1950s–1970s are most common — some with knob-and-tube remnants, frequently with Poly-B plumbing from 1978–1985 retrofits, and often with original cast-iron drain stacks that need assessment before tile work begins.

Maillardville bathroom renovation checklist:

  1. Poly-B inspection first: If your home was built or last re-plumbed between 1978 and 1990, assume Poly-B until proven otherwise. We check during the pre-renovation walkthrough — if Poly-B is present in the bathroom supply lines, we factor replacement into the scope
  2. Drain stack condition: Cast-iron drains from the 1950s–1960s can be corroded — a camera inspection ($200–$400) before demo prevents surprises
  3. Subfloor condition: Older Maillardville homes sometimes have moisture-compromised subfloor from decades of soft grouting — allow budget for subfloor replacement if needed

  • Many ranchers have the bathroom adjacent to the master bedroom — curbless shower additions can maximize accessibility without requiring layout changes
  • Rental properties are common — cost-effective mid-range finishes ($14,000–$20,000) are the right bracket here
  • Infill condos (2010s+) often have newer bathrooms but builder-grade fixtures — upgrade cost is lower because the underlying structure is sound

Poly-B Pipe Replacement During Bathroom Renovation

Poly-B plumbing (grey plastic pipe, installed 1978–1995) is a significant issue in pre-1995 Coquitlam homes across Maillardville, Eagle Ridge, Ranch Park, and older Austin Heights properties. Many BC home insurers now exclude or surcharge Poly-B homes.

Why address it during a bathroom renovation:

  • The walls are already open — labour cost to replace bathroom supply lines is minimal when demolition is already complete
  • A bathroom renovation without addressing Poly-B creates a situation where you have brand-new tile over aging pipe that may fail within 5–10 years
  • If you're selling, buyers will find it at inspection — it's better priced into the renovation than negotiated off the sale price

Scope and cost:

  • Bathroom supply lines only (supply to toilet, sink, shower/tub): $1,500–$3,500 added to the renovation scope
  • Full house PEX re-pipe (if Poly-B is throughout): $8,000–$16,000 (often done concurrently with bathroom renovation)

What requires a permit for a bathroom renovation:

  • Moving a toilet, sink, or shower drain to a new location
  • Adding a new bathroom (rough-in, supply, drain)
  • Electrical panel upgrade or adding a circuit (heated floor, new exhaust fan circuit)
  • Structural changes (removing a wall to expand the bathroom footprint)

What does NOT require a permit:

  • Replacing fixtures at the same location (toilet, vanity, shower/tub)
  • Re-tiling walls and floors (no layout change)
  • Replacing an exhaust fan at the same location with a like-for-like unit
  • Vanity, mirror, and hardware replacement
