Basement Renovations in Maple Ridge BC (2026): Costs, Suites & Permits

Reno Stars

What a basement renovation actually costs in Maple Ridge, BC in 2026 — including legal secondary suite requirements, common layouts for 90s and 2000s-built homes, and permit process.

Maple Ridge basement renovations in 2026 typically run $40,000–$95,000, with the biggest swing coming from whether you build a legal secondary suite or a rec-room-only space. Maple Ridge has some of the most homeowner-friendly secondary suite bylaws in Metro Vancouver — so if you're sitting on an unfinished basement, this is one of the best cities in the region to add rental income.

Here's what it costs, what permits you need, and what 90s-built Maple Ridge basements typically look like when we open the walls.

Basement renovation cost in Maple Ridge

Maple Ridge labour and material costs are about 10–15% lower than Vancouver proper, thanks to a less congested trade market and shorter permit queues. Real-world ranges for 2026:

Type Typical budget Duration
Finish only (flooring, paint, ceiling) $25K–$40K 3–5 weeks
Finish + add bathroom $45K–$65K 5–8 weeks
One-bedroom legal suite $65K–$85K 8–12 weeks
Two-bedroom legal suite $85K–$115K 12–16 weeks

What Maple Ridge basements typically look like

Most Maple Ridge homes we've opened were built between 1988 and 2008, with a few newer 2015+ builds in Silver Valley and Albion. Patterns we see:

  • 1990s West Maple Ridge / Hammond: 8 ft ceilings, mostly full-height basements, daylight windows on at least one side because of the sloped lots. Usually already partially framed/insulated, which saves $3K–$6K.
  • 2000s Silver Valley / Cottonwood: 9 ft basements are common, walk-out lots, separate entries already roughed in. These convert to legal suites the easiest.
  • Older (pre-1988) Haney / East Maple Ridge: Mixed — many have 6'10"–7' ceilings, crawl space sections, and drainage work needed before finishing.

If your house was built after 1995, chances are the basement already has a rough-in for a bathroom, which saves $3K–$5K on plumbing.

Secondary suites in Maple Ridge: what the bylaw says

Maple Ridge permits secondary suites in most residential zones (RS-1, RS-1a, RS-1b, RS-2, RS-3). Key requirements:

  1. Primary residence must be owner-occupied or main rental — only one suite allowed per house.
  2. Minimum suite size: 37 m² (about 400 sqft).
  3. Maximum suite size: 40% of the principal dwelling floor area OR 90 m² (about 970 sqft) — whichever is less.
  4. One off-street parking spot required for the suite on top of the parking required for the main house.
  5. Separate entry required, but it can share the same general area as the main entry.
  6. Fire separation: 45-minute fire-rated ceiling between suite and upstairs (drywall upgrade, not just regular drywall).

This is looser than Vancouver proper and faster to permit — Maple Ridge's planning department usually turns around secondary suite applications in 4–6 weeks, versus 8–12 weeks in Vancouver.

Permits you'll need

For a legal secondary suite in Maple Ridge, budget the following:

  • Building permit — scales with construction value. For a $75K suite, expect $800–$1,500.
  • Plumbing permit — $150–$300
  • Electrical permit (BC Safety Authority) — $200–$400
  • Gas permit (if adding gas range or furnace branch) — $150–$250
  • Secondary Suite application — $500–$900 flat fee

Total permit cost for a typical Maple Ridge basement suite: $1,800–$3,300.

Maple Ridge also charges a Secondary Suite utility fee of roughly $40/month added to your utilities once the suite is occupied — not a huge deal, but factor it into rental-income math.

Real project reference: nearby Maple Ridge and Lower Fraser Valley

While most of our recent basement projects are in Vancouver, Burnaby, and Surrey, the nearest comparable Maple Ridge project we've completed is the Maple Ridge Bathroom Renovation with Custom Glass Door, which landed at $18,000–$21,000 for a 3-piece bathroom with custom tile and glass shower.

Scaling that to a full basement suite with kitchen: expect $65K–$80K for a similar mid-tier finish in Maple Ridge if you already have some framing and a rough-in.

What 4 decisions move your budget the most

Maple Ridge homeowners we talk to usually overthink finishes and underthink these four:

  1. Kitchen or no kitchen? — Skipping a second kitchen saves $18K–$25K.
  2. Egress windows. Most 90s Maple Ridge houses have big enough daylight windows that a simple trim + sill lower is enough. Pre-90s houses almost always need to cut new windows ($5K–$8K each).
  3. HVAC strategy. Adding a separate zone on the existing furnace: $2K–$4K. Adding a dedicated mini-split heat pump: $5K–$8K. Tenants get individual climate control — better for year-round lease-up.
  4. Ceiling height. Measure before you quote. Anything under 6'5" in a bedroom area means underpinning or benching ($25K+) and usually kills the numbers.

Timeline: what 10 weeks of Maple Ridge basement work actually looks like

Here's a rough week-by-week for a standard one-bedroom suite:

  • Week 1: Demo, disposal, structural check.
  • Week 2: Plumbing rough-in, electrical rough-in, HVAC ducts.
  • Week 3: City inspections for rough-ins, framing corrections.
  • Week 4: Insulation, vapour barrier, drywall hang.
  • Week 5: Drywall finishing, paint prime.
  • Week 6: Flooring install (LVP), interior doors.
  • Week 7: Kitchen cabinet install, bathroom tile.
  • Week 8: Bathroom fixtures, plumbing finish, counters.
  • Week 9: Electrical finish (outlets, switches, lights), paint.
  • Week 10: Final fit-out, appliances, occupancy inspection.

Permit waits add 4–6 weeks before week 1.
