Why our floor is $20K and not $12K: A $12K bathroom in Vancouver 2026 either skips proper waterproofing (Schluter/Wedi membrane is $1,200 in materials alone for a full bath), uses big-box-only fixtures that don't carry warranty, or is done by an unlicensed installer without BC permit. $20K is what a code-compliant Vancouver bathroom actually costs once you include licensed plumber + electrician + tile setter + warranty.
